Very rude on the phone. First time trying to go through them and the way I was talked to made me to unfortunately decide to not go through them. Hope you get better employees losing business left and right.

The property I resided in were the Valley Apartments at 2nd and Knox in Marietta. Im going to base this review on conditions/issues i experienced while living there then the issues I had with my neighbors and how management delt with it.

From day one I had nothing but issues with my neighbors. Lots of illegal drugs use, fights at all hours of the night, and unbearable noise 24-7 from my upstairs neighbors. The issues with the noise from my upstairs neighbors was by far the worst issue of them all. My apartment was a one bedroom apartment and so was the one above me. The people who lived above me had two small kids and they would run from both ends of the apartment at all hours of the day causing me to get no rest. This would go on into the night hours which obviously violated disturbing the peace so I would call the cops. Usually the noise would stop after that but as soon as 8 AM came around it would start all over again. I finally got fed up with it and contacted the manager and she said she would speak with them which didn't help and only made things worse. The manager then had the nerve to tell me that there was no way he and the kids could possibly be making all the noise and left it at that which I thought was a complete insult to my intelligence because they were the only ones who could be doing it quite obviously and the apartment below me was unoccupied so no noise came from that area either. After a couple months they finally did end up moving into a 2 bedroom apartment in the same complex which was fine because at least they weren't going to be above me anymore so I was more than hopeful things would improve but unfortunately that was not the case. The young couple who moved in after them were twice as bad. All they did was jam their music and party. Finally I had enough and decided to move. Although I had only lived there 9 months the manager agreed to let me out of the lease agreement early. I didn't get my $465 security deposit back but I didn't care! Glad to be gone!

The location I rent was overpriced. I was informed by the previous tenants of the rent was $600 and when I signed my letter of intent with the landlord present no issue was raised about the amount. After sending my first months rent I was told that rent was $700 with the $100 increase due to recent addition of "floodplain insurance". The landlord was very unprofessional and very quick to evict without any contact. I would not recommend using this business if you have any choice.

They do not care to observe quiet times in their apartments and you have a hard time sleeping. My apartment had roaches as soon as I moved in and the Glendale Complex is cookie cutter and poorly constructed. The places are not worth the money. I highly recommend going with someone else at any cost. I am leaving as soon as my lease is up or possibly find a way out of it.

I went to look at the apartment it was in very poor condition. It was filthy. Had a terrible odor (which later turned out to be a gas leak which they fixed) and the kitchen vinyl flooring was made up of 3 different types. I was impressed when I informed the manager and she had all the issues taken care of because I had honestly thought it would've never happened but it did. After I moved in however over several months I had several issues. First was an ongoing cockroach issue and after complaining for several months they finally had the building exterminated and the issue stopped. Then I had an issue where the hot water in my bathroom sink wouldn't work so maintenances solution was to cut a hole in the wall behind the sink stick a wire clothes hanger in the corroded water line and loosen up the corrosion causing the water to not have pressure. Once that was done rather than replacing the drywall their cheap solution was cutting a small piece of plywood around the size of the hole and screwing that to the wall covering it up. He did paint it the same color as the wall so it did blend I somewhat so it was tolerable. After that my water heater started leaking so they came and replaced the water heater and after that was done my hot water in my tub/shower completely lost all water pressure. Maintenance then said that because the water lines were buried due to the way the building was built they would have to run a new hot water line which turned out to be a line that ran from the utility room in the kitchen through the wall in the pantry then through that wall into my living room closet then across the top of my living room wall to the tub/Shower then a second line across the baseboard to my bathroom sink. It was literally held together with cheap plastic clamps with basic nails through the drywall. There were not enough of them however so when I'd run hot water in my bathroom the line would wrinkle almost to the point where I thought it would bust. Thank goodness it never did so I was thankful for that.

the rental property was overpriced, calls are almost never answered, and there were many maintenance issues that were never addressed.
